These terms explain how to book rooms at the Romanka guesthouse, how the prepayment works and what rules apply during your stay. Please read them before you book.

1.General provisions
- These terms set out how accommodation contracts are made through the booking form on this website and the rules of staying at the Romanka guesthouse, ul. Świerkowa 1, 34-350 Żabnica (the “Property”).
- Accommodation is provided by: [TO BE COMPLETED: name / full name, address, tax ID (NIP), e-mail] (the “Provider”). Contact: phone +48 000 000 000, e-mail kontakt@romanka.local.
- A Guest is a person who makes a booking or stays at the Property. These terms do not limit any consumer rights that cannot be excluded by contract.
- By booking, the Guest accepts these terms in version 2026-10-04. We store the version, and the date and time it was accepted, together with the booking.
2.Booking and conclusion of the contract
- Bookings are made through the form on this website: the Guest chooses the dates and rooms, gives contact details (first and last name, e-mail, phone, country), accepts these terms and confirms having read the Privacy policy. For larger groups, please contact us by phone or e-mail.
- The system calculates the price of the stay and the prepayment from the dates, rooms and number of guests. Both amounts are shown before you go to payment.
- After the form is sent, the booking has the status “awaiting payment” and the chosen rooms are held for the Guest for 30 minutes. The prepayment has to be paid within that time.
- The booking is confirmed once the prepayment has been received. The accommodation contract for the chosen dates is concluded at the moment of confirmation. We send the confirmation by e-mail.
- If the prepayment does not arrive within the hold, the booking expires automatically and the rooms go back on sale. If a payment still arrives after the booking has expired and the rooms are free, the booking is confirmed; if someone has booked them in the meantime, we refund the amount paid.
- After booking, the Guest receives an e-mail with the booking number and a link to the booking status page. The link contains a personal access key, so please do not share it with anyone else. If a payment was interrupted or failed, you can pay again on that page for as long as the hold lasts.
- The Guest gives true and complete details. A wrong e-mail address may prevent the confirmation from reaching the Guest.
3.Bookings from Booking.com and Airbnb
- Bookings made through Booking.com or Airbnb are concluded on the terms of those platforms. This applies in particular to payments, changes and cancellations.
- The provisions of these terms on booking, payments, changes and cancellations apply to bookings made on this website. The House rules apply to all Guests, wherever they made their booking.
4.Prices and payments
- Prices are in Polish zloty (PLN).
- The price of the stay depends on the dates (season), the room type and the number of guests. Breakfast is included in the price of the stay and is served 8:00–10:00.
- The tourist tax is not part of the price of the stay. It is PLN 3.30 per person for each started day of the stay (stays longer than one day), children included. It is shown separately and paid on arrival: the Property collects it on behalf of the Municipality of Węgierska Górka.
- The prepayment is 30% of the price of the stay (excluding the tourist tax), rounded up to a whole zloty. The exact amount is shown before payment.
- The prepayment is paid online through Przelewy24 (operator: PayPro S.A.). Card numbers and online-banking logins are never given to the Property: only the payment operator processes them.
- The rest of the price of the stay and the tourist tax are paid by the Guest on arrival. [TO BE COMPLETED BY THE OWNER: payment methods accepted on arrival, e.g. cash]
5.Prepayment: zadatek
The prepayment is a zadatek, a deposit within the meaning of Art. 394 of the Polish Civil Code. In practice this means that:
- if the stay takes place, the zadatek is credited towards the price of the stay;
- if the Guest cancels the stay or does not show up, the Provider may withdraw from the contract and keep the zadatek, so the zadatek is not refunded, unless the rules below provide otherwise (see Changes and cancellations);
- if the Provider fails to perform the contract (for example, does not provide the booked rooms), the Guest may withdraw from the contract and demand twice the amount of the zadatek back;
- if the contract is not performed for reasons for which neither party is responsible (or for which both are), the zadatek is refunded.

6.Changes and cancellations
- A change of dates, rooms or number of guests, and a cancellation, must be reported to the Property by phone (+48 000 000 000) or e-mail (kontakt@romanka.local), quoting the booking number.
- A change of dates or rooms is possible subject to availability and needs confirmation by the Property.
- If the Guest cancels, the zadatek paid is not refunded, unless the rules below provide otherwise (see Prepayment: zadatek).
- [TO BE COMPLETED BY THE OWNER: whether and until when the Guest may cancel without losing the zadatek (e.g. up to … days before arrival), and what happens on a later cancellation. If the Property has no such rule, delete this item.]
- Under Art. 38(12) of the Polish Consumer Rights Act of 30 May 2014, a consumer has no statutory right to withdraw from a distance contract for accommodation services (other than for residential purposes) with a specified date or period of performance. Cancellation therefore follows the rules set out in these terms.
7.Check-in, check-out and the hotel day
- Check-in on the day of arrival: 15:00–21:00.
- Check-out on the day of departure: 09:30–11:00.
- The hotel day runs from 15:00 on the day of arrival to 11:00 on the day of departure.
- If the Guest will arrive outside the check-in hours, or would like to stay longer after check-out, please contact us beforehand (+48 000 000 000).
8.House rules
- Quiet hours are every day from 22:00 to 7:00.
- Smoking is not allowed at the Property.
- Stag and hen parties are not accepted.
- Children are welcome. A baby cot is available — please let us know when you book.
- We welcome guests without pets only.
We love animals — and the meadow belongs to Baks
Baks, our shaggy black dog, lives here and runs free across the meadow every day. If another dog came to stay, he’d have to spend your whole visit shut indoors — not because he’s aggressive, but because no one can keep an eye on two dogs around the clock. Any other four-legged guest would take that freedom away from him, so we welcome guests without pets. Thank you for understanding — Baks thanks you too.
- The Guest is liable under the general rules for damage caused at the Property by the Guest and by the people travelling with the Guest.
- The Guest observes fire-safety rules and respects the peace of other guests.
9.Liability
- The Provider is liable for the proper performance of the accommodation services under the general rules.
- For items brought to the Property by the Guest, the Provider is liable under Art. 846 et seq. of the Polish Civil Code.
10.Complaints and disputes
- Complaints about the Property’s services can be made during the stay, so that a problem can be put right at once, and after it: by e-mail (kontakt@romanka.local) or by post to ul. Świerkowa 1, 34-350 Żabnica.
- Please give your name, the booking number, a description of the problem and how you would like it resolved.
- We will review the complaint and reply [TO BE COMPLETED BY THE OWNER: time limit for answering a complaint, e.g. within 14 days of receiving it].
- A consumer may use out-of-court ways of handling complaints and enforcing claims, in particular mediation, an arbitration court, the help of a county (city) consumer ombudsman or a provincial Trade Inspection office. Information about these options is available on the UOKiK website (the Polish consumer protection authority).
- The European Commission ODR platform, formerly referred to in terms like these, was closed on 20 July 2025 and is no longer available.

11.Personal data and final provisions
- How personal data is processed is described in the Privacy policy.
- Polish law applies to contracts concluded under these terms. This does not deprive a consumer of the protection given by the mandatory provisions of the law of the country where the consumer usually lives.
- These terms may be changed. A booking is governed by the version accepted when it was made.
